Maximizing your occupancy is key to a successfully run Airbnb Property. Here are a few ways to attract more guests to your Airbnb Listing.


Think Like a Guest

Before you create your Airbnb listing, think about what guests you would like to attract to your property. Is your space good for families? Can you accommodate work travellers? You shouldn’t have a problem getting good reviews if you are available when needed, answer promptly to all messages and provide clean and well stocked accommodations.

Strategic Pricing

Pricing can make or break a guests choice of where to stay. Make sure you have a good pricing strategy and know the market you are in. Monitor trends, pay attention to upcoming events and holidays and watch other successfully run properties in your area. Adjust your pricing as needed to maximize occupancy.

Limit Refusals and Cancellations

To stay at the top of the search results you need to limit the number of cancellations and refusals of guests bookings. It is very important to remember that the ratio of clicks to bookings is crucial in the Airbnb world. When you refuse or don’t respond to reservations, it has a negative impact on your Airbnb search results. With that being said, if something doesn’t look or feel right, and you need to refuse or cancel a guest booking for safety or security than do it. To avoid cancellations and refusals, make sure your house rules are clear on your Airbnb listing.

Social Media

Promote your Airbnb Listing on your social media pages such as your Facebook, and Instagram. This will help you increase your Airbnb search results, and it also helps get your listing discovered by other search engines. Leveraging Off Season to prepare for Peak Season

It has been a cold and rainy spring so far in the Collingwood and Blue Mountain area. With that being said, it makes for a great time of year to prepare your Airbnb for the upcoming summer season which is right around the corner. The off season is the perfect time to start getting your Airbnb ready before the chaos of peak season starts. Once it hits you may be too busy to take care of the small things that can easily be done in preparation for the peak season.

Here are a few tips on how to prepare your Short Term Rental for your peak season.


Deep Clean and Property Maintenance

The months leading into summer are a great time to do a spring deep clean of your unit. Spring comes on the heels of a busy winter season with lots of guests checking in and out. As a result, your Short Term Rental my need some extra love to prepare it for the summer season. Items to tackle include wiping down all the baseboards, wiping out the kitchen cabinets and drawers, touching up the paint, and doing furniture repairs etc.

Update your Listing

Use the off season to go through your listing. Update any info that may be outdated. Have you replaced furniture? Painted? If so this may be a perfect time to update photos, especially if the old ones no longer represent your property accurately. Take a look at your summer calendar, is it filling up? Optimize your calendar to drive higher occupancy.

Stock up on Supplies

Off season is a great time to stock up on supplies. During the peak season you will need more supplies. Spend some time going through your supply closet to determine what you need to buy and try buying those items in bulk to save money. Good items to make sure you have lots of are toilet paper, paper towels, dish soap, coffee, tea etc. Perhaps a Costco run would be ideal!

Appliances and Air Conditioning

Make sure all your appliances are in good working condition. The last thing you want is for one of them to break down over your busy season. It is also a good time to ensure your Air Conditioning is working for the summer months. In the Collingwood and Blue Mountain area, it has most likely been turned off for a few months now. Use the slower months to do any maintenance should it be required. Guests will not be happy if they arrive to a broken air conditioner.

Know your Busy Days

In order to plan for your peak season, you first need to understand when your peak season begins and ends. Do you know what events are happening in your area? Do you know what attracts your guests to your Airbnb location? For example, in the Collingwood and Blue Mountain area the summer kicks off over the Canada Day weekend with lots of events throughout Blue Mountain and Collingwood. It is a very busy weekend which means that you can increase your nightly rates during this time. Make sure to take advantage of your peak season to maximize your occupancy and nightly rates.

Here are a few easy tips on how to make your Airbnb property look and feel clean;


White Liens and Towels

When have you visited a hotel that didn’t provide hotel grade white liens and towels? White linens and towels give the impression of cleanliness. They may take a little more work when dirty, but it will make a big difference to the overall guest experience. Your guests want to crawl into a bed that looks crisp and fresh.

Declutter and Remove Personal Effects

Less is more when it comes to an Airbnb property. It is important to provide a space that allows your guests to enjoy your home. Make sure to include furniture that provides function to the room but consider removing furniture that doesn’t. You want guest to feel like they are “at home” and not in “your home” so removing personal effects will help with that.

Purge Old Stuff

We know that it is tempting to use old furniture and kitchen stuff from your own home and purchase new things for your house. Your guests want to feel at home and if the furniture is old and dated, the pots and pans are stained, and the dishes don’t match your guests won’t be happy. This could contribute to bad reviews. It is ok to use older furniture if it is in good shape, and fits with the décor but be careful and ensure it doesn’t look worn or well used.

Deep Clean

It is important to take time every month to deep clean and tackle larger cleaning tasks that can build up over time. When you have a vacant night, consider doing some of the deep clean chores like wiping down the trim or walls, touching up the paint, cleaning high shelfs, wiping out the kitchen cabinets and drawers. All these things can appear clean but over time collect dust. Don’t risk a bad review and ensure to deep clean every month.

Collingwood Downtown Great Easter Egg Hunt

Saturday April 20th,2019 from 10am to 3pm

The day begins at 10am at the Collingwood Museum / Station. Bring a bag and collect the eggs hidden by the Easter Bunny. Then head to the Children’s Activity Centre, in front of Collingwood’s Town Hall. There will be free face painting and a chance to take home a fun balloon. You can pick up your egg counting entry form, then head out and count the eggs that the Easter Bunny has hidden in all the business windows throughout downtown. Return the form for your chance to win a great prize.

Blue Mountain Village Easter Weekend Fun

Friday April 19th to Monday April 22nd, 2019

The village will be hopping with Easter activities all weekend long. Take part in the Village Scavenger Hunt, check out the Magic Show, go for a horse and buggy ride, join in on the interactive drumming and so much more.
